The site is located at Hannah Close, north of Great Central Way. It is around 20 minutes walk from Wembley Park station, and to the East of the Stadium.
At present the site houses industrial, logistics and retail uses. There is also a North London Waste Authority (NLWA) facility on site.

Our Proposals
Precedent design from nearby Meridian Water
New affordable homes for local people
100% of all homes will be affordable, a mixture between social rent and shared ownership providing a variety of different styles and tenures to suit households of all sizes. All homes will have private outdoor spaces such as balconies, terraces and gardens for residents to enjoy.
Sustainable design at the heart of the project
The proposals will enhance biodiversity and green spaces to the highest industry standards. Streets will be designed for walking, cycling, and easy access to public transport. The existing car park that will be developed as part of the proposals is only for NHS use at present – no public car parking spaces at the hospital are being lost.
All homes will be energy-efficient, connected to a low-carbon heating network, supporting Enfield’s Climate Action Plan.
Precedent design of outdoor space
New green spaces for everyone
We are proposing extensive areas of public green open space connecting the community, including a new central park with 1500m2 of play areas for children, lawns for relaxation, plenty of trees and planting and new and improved walking and cycling routes.
These new spaces will provide a place to relax and enjoy a natural environment for local people, new residents and NHS staff.
New community facilities and benefits
Alongside the new homes and green spaces, we will provide new community facilities including a new nursery and a community café overlooking the central park. The site will incorporate public realm improvements to benefit the whole community, with hospital entrances made to be safer and more welcoming, ensuring the site feels open and easy to navigate.
Additionally, the project will delivery a range of benefits for the local community, providing jobs and apprenticeships during construction, as well as funding for local services, secured through a legal agreement with the council.
